Water Leakage & Warranty Issue
If a townhouse is experiencing leakage and is still under strata warranty in British Columbia, here’s what you should do: 1. Determine Warranty Coverage - In BC, new townhouses are covered under the 2-5-10 Home Warranty Insurance 2. Report the Issue to Strata and Warranty Provider Notify the Strata Council/Property Manager in writing. 3. Get an Inspection Strata may arrange for a building envelope specialist or engineer to assess the issue. If strata delays, you can request an independent inspection. 4. Follow Up & Escalate If Needed If the warranty provider does not respond or denies the claim unfairly, you can escalate to BC Housing's Licensing and Consumer Services or the Homeowner Protection Office (HPO).
